What to Expect When You’re Inspecting

Introduction
Buying a home is likely the largest investment you will ever make. While a home may look beautiful on the surface, the true value and safety of a property lie beneath the paint and flooring. At SafeSpec Home Inspections, our goal is to provide you with a clear, objective, and technical roadmap of your potential home’s condition.
What is a Home Inspection?
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property. We aren’t looking for “perfection”—because no home is perfect. Instead, we are looking for material defects, safety hazards, and signs of deferred maintenance that could impact your budget or your safety.
The Step-by-Step Process
- The Walkthrough: We perform a systematic evaluation of the home, starting from the roof and working our way down to the foundation.
- The Analysis: Using InterNACHI and ICC standards, we test the functionality of the HVAC, electrical panels, plumbing, and structural components.
- The Reporting: Within 24 hours, you will receive a comprehensive digital report. This report includes high-definition photos and clear descriptions of our findings.
- The Consultation: Once you’ve read the report, we are available to discuss the findings, helping you distinguish between a “minor maintenance item” and a “major structural defect.”
Expectations for All Parties
To ensure the most thorough inspection possible, we ask for the following:
- For the Buyer: We highly recommend you attend the inspection. This is your best opportunity to see the “bones” of the house and ask questions in real-time.
- For the Seller: To allow the inspector full access, please ensure that attic hatches, electrical panels, and water heaters are accessible. We ask that all pets be secured and that the home is provided with working utilities (water, gas, and electricity).
- For the Agent: Your role is to facilitate the schedule. We provide a neutral, third-party report that allows both the buyer and seller to negotiate based on facts rather than emotion.
What is (and isn’t) Included
It is important to understand the scope of a standard home inspection.
Included:
- Roofing: Shingle condition, flashing, and gutters.
- Exterior: Siding, grading, and window seals.
- Structure: Foundation, joists, and visible framing.
- Electrical: Main panel, breakers, and representative outlets.
- Plumbing: Supply lines, drains, and water heater.
- HVAC: Heating and cooling functionality.
- Attic & Insulation: Ventilation and insulation levels.
NOT Included (Specialty Services):
A standard inspection is visual. It does not include “invasive” testing. The following are available as separate add-on services:
- Sewer Scope: Internal camera inspection of the main sewer line.
- Radon Testing: Specialized air-quality monitoring for radon gas.
- Mold/Air Quality: Professional sampling and lab analysis.
- Pest Inspections: Termite and wood-destroying organism (WDO) reports.
- Internal Wall Inspection: We do not cut holes in walls or ceilings to see “hidden” plumbing or wiring.

At the end of the process, you won’t just have a report—you’ll have peace of mind. Whether the report is a “clean bill of health” or a list of necessary repairs, you now have the data you need to make a confident, informed decision about your future home.
