What a Termite Inspection Covers
A WDI inspection is a systematic evaluation of all accessible areas of the home for evidence of wood-destroying insects and the damage they cause. SafeSpec inspects for:
- Subterranean termites — the most destructive species in Missouri, living underground and attacking wood from below
- Drywood termites — infest dry wood and don’t require soil contact
- Carpenter ants — excavate galleries in wood, causing structural damage over time
- Carpenter bees — bore into wood siding, fascia, and decking
- Old House Borers and other wood-boring beetles
- Active infestations, past infestations, and evidence of prior treatment
- Wood-to-soil contact and conducive conditions that invite future infestation
When You Need a Termite Inspection
A termite inspection is strongly recommended — and often required by lenders — when:
- Purchasing any home, especially older properties built before 1980
- Your mortgage is FHA, VA, or USDA-backed (lenders frequently require a WDI report)
- You notice hollow-sounding wood, unexplained cracks, or small mud tubes along the foundation
- The home has had a previous termite treatment noted in disclosure documents
- You’re purchasing a home with a crawlspace or basement
Missouri’s Termite Risk
The greater St. Louis area sits in a moderate-to-heavy termite activity zone. Jefferson County and south St. Louis County properties — particularly older homes with pier-and-beam construction or unencapsulated crawlspaces — carry elevated risk. The Inspection Process
A termite inspection takes approximately 45–60 minutes depending on the size and accessibility of the property. Mike will inspect all accessible interior and exterior areas, including the basement or crawlspace, garage, and the perimeter foundation. A written WDI report (NPMA-33 form) is provided following the inspection, documenting all findings and any evidence of infestation or damage.

Most clients schedule their termite inspection at the same time as their home inspection. Combining both into a single visit is more efficient and eliminates the need to coordinate multiple inspection appointments.
