How far do you travel for an inspection?
We typically travel up to an hour at no extra charge. Beyond that, a travel fee may apply — but we’re licensed to inspect anywhere in Missouri and have traveled as far as four hours for clients who needed us.
What is included in a SafeSpec home inspection?

Do you perform mold testing, and how long do results take?
Yes, we offer mold testing. Samples are submitted to our accredited analysis lab and results are typically back within 24 hours.
Can you schedule a sewer camera inspection for me?
Yes. We coordinate sewer camera inspections through a trusted contractor and handle all the scheduling on your behalf. You’re also welcome to use your own plumber — we’ll work around their availability either way.
Is thermal imaging included in your home inspection?
Thermal imaging may be used during a standard home inspection to further investigate a specific anomaly. A full thermal scan of the entire home is an additional service. Ask us about it when you schedule.
Can I schedule a home inspection and termite inspection at the same time?
Yes. When you schedule your home inspection, simply select any add-on services — including termite, mold, radon, or sewer — from the dropdown list during booking. Combining services into one visit is more efficient and saves you time.
How long does a home inspection take?
Most home inspections take approximately 2–3 hours depending on the size, age, and condition of the property.
Can I attend the inspection?
Absolutely — we encourage it. Clients and real estate agents are always welcome to attend. Being present gives you the opportunity to ask questions in real time and get a firsthand look at the property.
How soon will I receive my inspection report?
We guarantee your report will be delivered within 24 hours of the inspection, every time.
What format is the inspection report delivered in?
Your report will be available in your secure client portal, where you can download it as a PDF at any time.
What happens if a major issue is found during the inspection?
Every finding — major or minor — will be documented in your report with photos and clear descriptions. Beyond the report, whether you were present at the inspection or not, we will go over everything with you until you fully understand what was found and what it means.
Is a home inspector required to be licensed in Missouri?

ICC stands for International Code Council. ICC certifications are typically associated with municipal building inspectors — not home inspectors.
